Tool #2 — the deadline checker
In the 22 states with a manufactured-home community purchase law, a park sale starts statutory clocks — and they differ completely by state: 15 days for the first step in Virginia, 45 days to sign in Florida and Rhode Island, 140 days total in New York, 225 in Massachusetts. The laws are also not one law: some are true rights of first refusal, some an opportunity to compete, some notice plus good-faith negotiation, some notice only. This checker encodes the tier and does the date math from your notice.
Tell it your state and the date on the owner's notice. It answers with your state's tier — right of first refusal, opportunity to compete, notice plus good-faith, or notice only — and the dated clocks that run from that notice. No login, nothing uploaded.
Our park has a resident / homeowners association
The purchase layer covers the 22 states in the national NCLC survey (September 2026). For every other state the answer says so, in those words — that absence is itself a sourced fact.
Worked example, so you can see the shape: a Florida homeowners association that gets the owner's notice has 45 days to meet the price and terms and sign a contract (Fla. Stat. § 723.071). A Virginia resident entity has 15 days to declare intent, then 60 days to deliver a purchase agreement, then 60 more to finance and close (Va. Code § 55.1-1308.3). Same event, different clocks — which is why the checker asks for your state before it says anything.
The event in words first: my park was sold — what are my rights? and park closings — notice and relocation. Every state's purchase page: the guides hub.
